Disclaimer: Bigha, katha, biswa and similar traditional units have no statutory national definition and vary between states — and sometimes between districts within a state. The values used here are the ones most commonly applied in each state. For a registration, sale deed or land record, always use the figure recorded by your local revenue department (tehsil / patwari).

Why bigha means different things

Square feet, square metres, acres and hectares are standardised — one acre is 43,560 sq ft anywhere in the world. Traditional Indian units are not. Bigha was a revenue measure fixed locally under different rulers and settlements, so it survived into modern land records with different values in every state: about 27,000 sq ft in Uttar Pradesh but only 12,000 sq ft in Madhya Pradesh — a difference of more than double for the same word.

Several states also distinguish a pucca (larger) from a kachha (smaller) bigha in the same district — Rajasthan and Uttar Pradesh being the common examples. Check which one your deed uses.

Standard units — fixed everywhere

These conversions never change, whichever state you are in. They are the safe units to write into an agreement.

Worked example

A plot recorded as 2 bigha in Uttar Pradesh, where 1 bigha is taken as 27,000 sq ft.

2 bigha in Uttar Pradesh
In square feet (2 × 27,000)54,000 sq ft
In square yards (54,000 ÷ 9)6,000 gaj
In square metres (54,000 ÷ 10.7639)5,016.8 sq m
In acres (54,000 ÷ 43,560)1.24 acre
In hectares0.502 hectare
The same 2 bigha in MP would be24,000 sq ft
The last line is the point of this tool — the identical phrase “2 bigha” describes 54,000 sq ft in UP and 24,000 sq ft in MP. Never accept a bigha figure without knowing the state.

Key terms explained

Gaj

The Hindi word for square yard — exactly 9 square feet, everywhere. Plot sizes in north India are quoted in gaj far more often than in square feet.

Katha & biswa

Subdivisions of a bigha, normally 1 bigha = 20 katha (east India) or 20 biswa (north India). Because they are fractions of the bigha, they inherit the same state variation.

Guntha, cent & ground

Regional standards that are fixed: guntha (1,089 sq ft) in Maharashtra and Karnataka, cent (435.6 sq ft) in the south, and ground (2,400 sq ft) in Tamil Nadu.

Kanal & marla

Used in Punjab, Haryana, Himachal and J&K. 1 kanal = 20 marla = 5,445 sq ft, which is exactly one-eighth of an acre — a legacy of British revenue surveys.

How the Land Area Converter works

4 steps, start to finish — the same order the tool follows.

  1. 01Enter the area and pick the unit you have.
  2. 02For bigha, katha, biswa or guntha, choose the state — the value differs.
  3. 03Read the converted area in every other unit at once.
  4. 04Cross-check against the area recorded in your sale deed or 7/12 extract.

Questions people ask

Short answers on Land Area Converter. Tap a question to open it.

01How many square feet is one bigha?

There is no single answer — bigha is a customary unit with no statutory definition, so it varies by state and sometimes by district. It runs from roughly 1,600 sq ft in parts of Uttarakhand to about 27,000 sq ft in Rajasthan. Always convert using the local value for the district where the land lies.

02Which land units are fixed across India?

Acre, hectare, square metre, square yard (gaj) and square foot are standard everywhere. One acre is 4,046.86 sq m or 43,560 sq ft, and one hectare is 2.471 acres. Local units like bigha, katha, biswa, guntha, cent and ground are regional.

03Which area is used for stamp duty and registration?

The sub-registrar values the property on the area recorded in the sale deed, read with the circle rate or ready-reckoner rate for that locality — usually in square metres or square feet. Convert your local unit to the unit used in the state schedule before estimating stamp duty.

04What is the difference between carpet area, built-up area and super built-up area?

Carpet area is the usable floor area within walls — the only one RERA permits a promoter to sell on. Built-up area adds the walls and balcony, and super built-up adds a share of common areas. A land unit conversion gives plot area, which is different again.
